How it works

How land tax works

Land tax is a yearly state tax on the land value (not the market value) of property you own, other than your home. Most states add up all the land you own in that state and tax the total above a tax-free threshold, so owning in several states can mean paying less overall than owning the same value in one.

The ACT is different: it charges land tax on each rented residential property, with a fixed charge plus a rate on the land's average unimproved value. The Northern Territory has no land tax. Companies and trusts often pay higher rates or lose the threshold; this calculator uses the rates for individuals.

FAQ

Common questions

Is land tax charged on my home?

Generally no. Your principal place of residence is exempt in every state. Land tax applies to investment and other non-home land.

Why does buying in different states reduce land tax?

Each state only counts the land you own in that state, and each has its own tax-free threshold. Spreading holdings across states can keep each total below, or closer to, that state's threshold.

Is land value the same as the property's price?

No. Land value is the value of the land alone, set by the state valuer, and is usually well below the purchase price for houses and much lower again for units.

Is land tax deductible?

Generally yes, for land that produces assessable income, such as a rented investment property.

Is this financial advice?

No. It is a general estimate to help you compare options. It does not consider your personal circumstances, and results depend on the figures you enter. Check them with your accountant, mortgage broker or financial adviser before you act.
