Buying in Brisbane
How we buy investment property in Brisbane
Brisbane has the population growth, infrastructure pipeline and tight rental market that investors look for, but after five strong years yields are thinner and values eased in 2026. We focus on houses with land near jobs and transport across Brisbane and the surrounding councils, and we check flood maps, insurance and the seller's disclosure statement on every property before you commit.
We start with what you want the property to do, then test Brisbane against every other market that fits your budget, so you know it's the right place before we search it. When it is, we search on and off market, have every shortlisted property inspected in person, negotiate with the selling agent and manage the contract through to settlement.

Where investors buy in Brisbane
Brisbane isn't one market. These are the parts of the city investors most often weigh up, and the trade-offs between them. Which one suits you depends on your budget, goals and timeframe.
Logan, Ipswich and Moreton Bay
The councils around Brisbane City have led long-term growth on lower entry prices and higher yields. Some pockets carry flood risk, so we check every address.
Brisbane's middle ring
Established suburbs to the north, south and east with houses on land near rail and busway lines, at higher prices and lower yields than the outer councils.
Inner-city units
Large apartment supply has historically held unit growth back. We look at the building, the body corporate and nearby supply before we consider one.
2032 and beyond
Olympic venues, Cross River Rail and road upgrades are reshaping parts of the city. Infrastructure helps when it improves access to jobs, not just when it's announced.
Buying investment property as a Brisbane investor
Brisbane investors are often buying in a market that many interstate investors are also watching, which can make good properties move quickly. Living locally helps, but it does not make it easier to fit inspections, building reports and negotiations around a full-time job. Competition from interstate buyers also means local investors need to be clear on their price limit before inspecting.
As a national buyers agency, we work with Brisbane clients remotely. You get a written brief, research against it, and a shortlist of properties that have been inspected in person, with full video walk-throughs and photos. Meetings happen over video at times that suit you, and we handle the agent conversations and negotiation. Building and pest reports, contract reviews and finance timings are coordinated so nothing is left to the last minute.
Local knowledge still matters, and so do the checks that are specific to south-east Queensland. Flood history, the condition of older timber homes and the details of body corporate records are reviewed before any property is put in front of you, whether it is in Brisbane or in another state that suits your plan better. If a Brisbane property does not fit your brief, we say so and keep looking.
Move fast, check thoroughly
Due diligence is done before a property reaches you, so you can act quickly without skipping steps.
Flood history first
Council flood maps and the property's own history are checked early, before time is spent on negotiation.
Older homes, closer look
Timber Queenslanders and post-war homes get building and pest inspections that focus on stumps, termites and roofing.
Brisbane or interstate
We compare local options with other markets so the purchase fits your goals rather than your postcode.
Buying property in Queensland: rules investors should know
Seller disclosure
Since 1 August 2025, sellers must give you a disclosure statement with the title, zoning, rates, body corporate and other notices before you sign.
Cooling-off
Five business days on residential contracts, with a 0.25% termination penalty. There's no cooling-off when you buy at auction.
Flood and insurance
Parts of Brisbane, Ipswich and Logan flooded in 2011 and 2022, so flood maps and insurance quotes are checked before you commit.
Tenancy rules
Rent can rise only once every 12 months, and that limit stays with the property when tenants change.
General information only, current as at October 2026. Your conveyancer or solicitor will confirm how the rules apply to your contract.

What clients say about working with us
How much does a buyers agent cost in Brisbane?
Do you only buy investment property in Brisbane?
How much is stamp duty on an investment property in Brisbane?
Is there a cooling-off period when buying property in Queensland?
How much money do I need to start?
You need a minimum of $100,000 in cash or equity, and our minimum purchase price is $400,000.
Should I buy now or should I wait?
It depends on your finances, borrowing capacity and goals more than on timing the market. Waiting has a cost if well-chosen property keeps rising, and buying has risks if it stretches your finances. On the discovery call we look at your position and tell you honestly whether buying now makes sense for you.
What is the average price of the properties you buy?
We source properties from $400,000, our minimum purchase price. The final price depends on your personalised strategy and goals.
How long does the process take from the discovery call?
If you qualify to work with us, the next step will be a 45-minute Strategy Session with one of our advisors. From here, it takes 4 to 12 weeks from signing up to settlement, depending on your criteria, goals, and strategic brief.
Do you recommend accountants, brokers, property managers, lawyers, and tax agents?
Yes, we have recommendations for all of those partners. As part of our service, we find the right team for you, and your property depending on the location of the investment. We handle the admin so that this is seamless for you.
What happens if I don't like the property that you present?
Typically, this does not happen since we spend so much time at the start of the journey developing a plan and understanding your needs and how they will fit into your property portfolio. When we create a Strategic Brief, we are extremely clear about the results and do not deliver any properties that do not fit that brief. We typically look at 60 properties before we present the ONE to you. So you can be sure, we are sure.
