Buying in Cairns
How we buy investment property in Cairns
We start with what you want the property to do, then test Cairns against every other market that fits your budget, so you know it's the right place before we search it. When it is, we search on and off market, have every shortlisted property inspected in person, negotiate with the selling agent and manage the contract through to settlement.
Buying investment property from Cairns
Cairns investors see first-hand how much the local economy leans on tourism, and how quickly that can change when visitor numbers fall. Buying close to home has advantages, but a portfolio held only in Far North Queensland carries that exposure, along with the insurance costs that come with cyclone country. Living here also gives you a clear view of which suburbs flood, which streets hold their tenants year round and which areas depend on the holiday trade. We use that kind of local knowledge alongside data when comparing Cairns with other markets.
We help you decide where your money works hardest. If Cairns suits your brief, we assess each property on its flood and storm risk, its insurance costs, its body corporate if it is a unit, and its long-term rental demand. If another market fits better, we run the purchase from our Sydney office, with online meetings, video walk-throughs and a written report on every shortlisted property.
Inspections are arranged in person before you commit, and we coordinate the contract, your conveyancer, your broker and the building and pest report from start to finish.
Tourism exposure
We compare Cairns with markets driven by different industries, so your portfolio is not reliant on visitor numbers.
Holiday units versus homes
Resort-style units in letting pools can be harder to finance and resell, so we treat them separately from standard homes.
Insurance first
Cyclone and flood exposure affect premiums, so we get insurance quotes before you make an offer.
Buying interstate from Cairns
Online meetings, video walk-throughs and arranged inspections mean you never need to fly south to buy.
Buying property in Queensland: rules investors should know
Seller disclosure
Since 1 August 2025, sellers must give you a disclosure statement with the title, zoning, rates, body corporate and other notices before you sign.
Cooling-off
Five business days on residential contracts, with a 0.25% termination penalty. There's no cooling-off when you buy at auction.
Flood and insurance
Parts of Brisbane, Ipswich and Logan flooded in 2011 and 2022, so flood maps and insurance quotes are checked before you commit.
Tenancy rules
Rent can rise only once every 12 months, and that limit stays with the property when tenants change.
General information only, current as at October 2026. Your conveyancer or solicitor will confirm how the rules apply to your contract.
Stamp duty in Queensland
Transfer duty on an investment property in Queensland at 2026-27 general rates:
- $600,000 purchase$20,025
- $800,000 purchase$29,025

What clients say about working with us
How much does a buyers agent cost in Cairns?
Do you only buy investment property in Cairns?
How much is stamp duty on an investment property in Cairns?
Is there a cooling-off period when buying property in Queensland?
How much money do I need to start?
You need a minimum of $100,000 in cash or equity, and our minimum purchase price is $400,000.
Should I buy now or should I wait?
It depends on your finances, borrowing capacity and goals more than on timing the market. Waiting has a cost if well-chosen property keeps rising, and buying has risks if it stretches your finances. On the discovery call we look at your position and tell you honestly whether buying now makes sense for you.
What is the average price of the properties you buy?
We source properties from $400,000, our minimum purchase price. The final price depends on your personalised strategy and goals.
How long does the process take from the discovery call?
If you qualify to work with us, the next step will be a 45-minute Strategy Session with one of our advisors. From here, it takes 4 to 12 weeks from signing up to settlement, depending on your criteria, goals, and strategic brief.
Do you recommend accountants, brokers, property managers, lawyers, and tax agents?
Yes, we have recommendations for all of those partners. As part of our service, we find the right team for you, and your property depending on the location of the investment. We handle the admin so that this is seamless for you.
What happens if I don't like the property that you present?
Typically, this does not happen since we spend so much time at the start of the journey developing a plan and understanding your needs and how they will fit into your property portfolio. When we create a Strategic Brief, we are extremely clear about the results and do not deliver any properties that do not fit that brief. We typically look at 60 properties before we present the ONE to you. So you can be sure, we are sure.
