Buying in Newcastle
How we buy investment property in Newcastle
We start with what you want the property to do, then test Newcastle against every other market that fits your budget, so you know it's the right place before we search it. When it is, we search on and off market, have every shortlisted property inspected in person, negotiate with the selling agent and manage the contract through to settlement.

Buying investment property from Newcastle
Newcastle investors are close to one of the most active regional markets in New South Wales, and buying locally can make sense when the numbers work. Local knowledge is an advantage, but it can also make it harder to compare Newcastle objectively with Lake Macquarie, Maitland, the Central Coast or markets in other states. Many Hunter households also have income linked to mining, energy or defence, so spreading property across different economies can be part of the conversation.
We start with what your property needs to do for you: cash flow, growth or a balance of both, within your budget and timeframe. Then we research the markets that fit, which can include the Hunter, other regional centres or capital cities elsewhere. Your brief, not the postcode you live in, decides where we look.
As a national buyers agency, we work with Newcastle clients remotely. You meet with us online, receive video walk-throughs and photos of each shortlisted property, and inspections are arranged in person. We manage the research, checks, negotiation and settlement, and you sign off on every decision.
Mine subsidence
Parts of Newcastle and Lake Macquarie sit within mine subsidence districts. We confirm this for each property and factor in any building requirements.
Flood-prone areas
Low-lying suburbs and the Hunter River floodplain need flood checks before any offer, as they affect insurance and value.
Comparing the region
Newcastle, Lake Macquarie, Maitland and Port Stephens behave differently. We compare them on the same criteria rather than by reputation.
Diversifying beyond the Hunter
Some local investors prefer to hold a property in a different economy as well, which we can research alongside local options.
Buying property in NSW: rules investors should know
Cooling-off
Private sale contracts have a five-business-day cooling-off period, and you forfeit 0.25% of the price if you pull out. There's none at auction, and it can be waived with a section 66W certificate.
The contract comes first
The seller's contract, with the title search, zoning certificate and drainage diagram, must be ready before a property is marketed, so it can be reviewed before you offer.
Tenancy rules
Since 19 May 2025, landlords need a valid reason to end a lease and tenants can apply to keep a pet. Rent can rise only once every 12 months.
Land tax
Land tax applies once the combined land value of your NSW investment land passes the threshold, which a single Sydney house can reach on its own.
General information only, current as at October 2026. Your conveyancer or solicitor will confirm how the rules apply to your contract.
Stamp duty in NSW
Transfer duty on an investment property in NSW at 2026-27 general rates:
- $600,000 purchase$21,187
- $800,000 purchase$30,187
- $1,000,000 purchase$39,187

What clients say about working with us
How much does a buyers agent cost in Newcastle?
Do you only buy investment property in Newcastle?
How much is stamp duty on an investment property in Newcastle?
Is there a cooling-off period when buying property in NSW?
How much money do I need to start?
You need a minimum of $100,000 in cash or equity, and our minimum purchase price is $400,000.
Should I buy now or should I wait?
It depends on your finances, borrowing capacity and goals more than on timing the market. Waiting has a cost if well-chosen property keeps rising, and buying has risks if it stretches your finances. On the discovery call we look at your position and tell you honestly whether buying now makes sense for you.
What is the average price of the properties you buy?
We source properties from $400,000, our minimum purchase price. The final price depends on your personalised strategy and goals.
How long does the process take from the discovery call?
If you qualify to work with us, the next step will be a 45-minute Strategy Session with one of our advisors. From here, it takes 4 to 12 weeks from signing up to settlement, depending on your criteria, goals, and strategic brief.
Do you recommend accountants, brokers, property managers, lawyers, and tax agents?
Yes, we have recommendations for all of those partners. As part of our service, we find the right team for you, and your property depending on the location of the investment. We handle the admin so that this is seamless for you.
What happens if I don't like the property that you present?
Typically, this does not happen since we spend so much time at the start of the journey developing a plan and understanding your needs and how they will fit into your property portfolio. When we create a Strategic Brief, we are extremely clear about the results and do not deliver any properties that do not fit that brief. We typically look at 60 properties before we present the ONE to you. So you can be sure, we are sure.
