Buying in Geelong

How we buy investment property in Geelong

We start with what you want the property to do, then test Geelong against every other market that fits your budget, so you know it's the right place before we search it. When it is, we search on and off market, have every shortlisted property inspected in person, negotiate with the selling agent and manage the contract through to settlement.

Buying investment property from Geelong

Many Geelong investors start by looking close to home: the waterfront, the Bellarine, the Surf Coast and the newer estates around Armstrong Creek. Local knowledge is an advantage, but it can also narrow the search to one market at one point in its cycle. Part of our job is to test whether buying in Geelong suits your brief, or whether the same budget works harder somewhere else.

If Geelong is the right market, we look at it the same way we look at any other: street by street, against your numbers. If it is not, you can still buy interstate without travelling. We run the process from our Sydney office and keep you involved at every step through online meetings, video walk-throughs and written reports on each property we shortlist. Every recommendation comes with the reasoning behind it, so you can see why a property made the shortlist and what was ruled out along the way.

Inspections are arranged in person before you commit, and we coordinate the contract, your conveyancer, your broker and the building and pest report so the purchase moves on time. You make the decisions; we do the searching, checking and negotiating.

  • Home market or interstate

We compare Geelong with other markets on the same brief before you decide where to buy.

  • Surf Coast and Bellarine stock

Holiday-area homes can carry seasonal rental demand, so we check year-round tenant demand before relying on the rent.

  • New estates versus established suburbs

Growth-corridor housing and established homes behave differently; we test land value, supply and resale depth for each.

  • No travel needed

Video walk-throughs, in-person inspections and online meetings mean you can buy anywhere from Geelong.

Buying property in Victoria: rules investors should know

  • Cooling-off

Three business days for private sales, and you forfeit the greater of $100 or 0.2% of the price if you pull out. It doesn't apply at auction or within three business days either side of one.

  • Section 32

The vendor's statement sets out the title, planning, owners corporation and outgoings, and must be given to you before you sign.

  • Land tax

Since 2024, Victorian land tax has applied to investment land worth $50,000 or more, so holding costs are higher than in most states.

  • Rental standards

Rentals must meet minimum standards, covering things like locks, heating, ventilation and window coverings.

General information only, current as at October 2026. Your conveyancer or solicitor will confirm how the rules apply to your contract.

FAQ

Buyers agent Geelong: common questions

Read all FAQs
How much does a buyers agent cost in Geelong?
Most buyers agents charge a fixed fee of about $15,000 to $30,000 for a residential purchase, or 2% to 4% of the purchase price, and the fee differs for investment and owner-occupier purchases. Our fee depends on your brief, and we give it to you in writing on a free discovery call. See buyers agent fees in Australia.
Do you only buy investment property in Geelong?
No. We work only with investors, and we're location agnostic: we buy wherever the numbers suit your strategy. For Geelong investors that might be Geelong itself or another city or state where your budget works harder. We also buy in Geelong for investors who live elsewhere.
How much is stamp duty on an investment property in Geelong?
At 2026-27 general rates, stamp duty on an $800,000 investment property in Victoria is about $43,070. On $600,000 it's about $31,070, and on $1,000,000 about $55,000. Work out your own figure in the VIC stamp duty calculator.
Is a buyers advocate the same as a buyers agent?
Yes. In Victoria buyers agents are often called buyers advocates. Both are licensed estate agents who act only for the buyer. Read buyers agent vs real estate agent for how they differ from selling agents.
Is there a cooling-off period when buying property in Victoria?
Yes, for most private sales. Victoria has a three-business-day cooling-off period, and a buyer who pulls out forfeits the greater of $100 or 0.2% of the price. It doesn't apply at auction or to sales within three business days before or after a scheduled auction.
How much money do I need to start?

You need a minimum of $100,000 in cash or equity, and our minimum purchase price is $400,000.

Should I buy now or should I wait?

It depends on your finances, borrowing capacity and goals more than on timing the market. Waiting has a cost if well-chosen property keeps rising, and buying has risks if it stretches your finances. On the discovery call we look at your position and tell you honestly whether buying now makes sense for you.

What is the average price of the properties you buy?

We source properties from $400,000, our minimum purchase price. The final price depends on your personalised strategy and goals.

How long does the process take from the discovery call?

If you qualify to work with us, the next step will be a 45-minute Strategy Session with one of our advisors. From here, it takes 4 to 12 weeks from signing up to settlement, depending on your criteria, goals, and strategic brief.

Do you recommend accountants, brokers, property managers, lawyers, and tax agents?

Yes, we have recommendations for all of those partners. As part of our service, we find the right team for you, and your property depending on the location of the investment. We handle the admin so that this is seamless for you.

What happens if I don't like the property that you present?

Typically, this does not happen since we spend so much time at the start of the journey developing a plan and understanding your needs and how they will fit into your property portfolio. When we create a Strategic Brief, we are extremely clear about the results and do not deliver any properties that do not fit that brief. We typically look at 60 properties before we present the ONE to you. So you can be sure, we are sure.
