Buying investment property from the Sunshine Coast

Many Sunshine Coast residents moved there for the lifestyle, and local property reflects that demand from sea-changers and retirees as well as families. For an investor living on the coast, that can make buying locally expensive relative to the rent a property returns, and it can concentrate your wealth in the same coastal market as your home. Many local workers are employed in health, education, construction and tourism, so rental demand and household budgets tend to move with those sectors.

Sunshine Coast investors often compare local options with markets in South East Queensland, regional centres or other states. We set out what your property needs to achieve, then research the markets that fit, which may or may not include the coast itself.

As a national buyers agency, we work with Sunshine Coast clients remotely. Meetings are online, shortlisted properties come with a video walk-through and photos, and in-person inspections are arranged for you. We handle the research, due diligence, negotiation and paperwork, and you approve each step. Because the coast is a short drive from Brisbane, we can also include South East Queensland markets in the same search if they suit your brief.

  • Lifestyle pricing

Prices in popular coastal suburbs can be driven by owner-occupiers, which affects the balance between rent and purchase price.

  • Your home and your investment

Owning both in the same regional market increases exposure to one economy. Some investors choose a different location for that reason.

  • Council rules

The Sunshine Coast and Noosa have separate councils with their own planning and short-stay letting rules, which we check for each property.

  • Hazard overlays

Flood, coastal and bushfire overlays apply in parts of the region and are reviewed before any offer.

Buying property in Queensland: rules investors should know

  • Seller disclosure

Since 1 August 2025, sellers must give you a disclosure statement with the title, zoning, rates, body corporate and other notices before you sign.

  • Cooling-off

Five business days on residential contracts, with a 0.25% termination penalty. There's no cooling-off when you buy at auction.

  • Flood and insurance

Parts of Brisbane, Ipswich and Logan flooded in 2011 and 2022, so flood maps and insurance quotes are checked before you commit.

  • Tenancy rules

Rent can rise only once every 12 months, and that limit stays with the property when tenants change.

General information only, current as at October 2026. Your conveyancer or solicitor will confirm how the rules apply to your contract.

FAQ

Buyers agent Sunshine Coast: common questions

Read all FAQs
How much does a buyers agent cost in Sunshine Coast?
Most buyers agents charge a fixed fee of about $15,000 to $30,000 for a residential purchase, or 2% to 4% of the purchase price, and the fee differs for investment and owner-occupier purchases. Our fee depends on your brief, and we give it to you in writing on a free discovery call. See buyers agent fees in Australia.
Do you only buy investment property in Sunshine Coast?
No. We work only with investors, and we're location agnostic: we buy wherever the numbers suit your strategy. For Sunshine Coast investors that might be Sunshine Coast itself or another city or state where your budget works harder. We also buy in Sunshine Coast for investors who live elsewhere.
How much is stamp duty on an investment property in Sunshine Coast?
At 2026-27 general rates, stamp duty on an $800,000 investment property in Queensland is about $29,025. On $600,000 it's about $20,025, and on $1,000,000 about $38,025. Work out your own figure in the QLD stamp duty calculator.
Is there a cooling-off period when buying property in Queensland?
Yes. Queensland residential contracts have a five-business-day cooling-off period, and a buyer who terminates pays a penalty of 0.25% of the price. There's no cooling-off when you buy at auction.
How much money do I need to start?

You need a minimum of $100,000 in cash or equity, and our minimum purchase price is $400,000.

Should I buy now or should I wait?

It depends on your finances, borrowing capacity and goals more than on timing the market. Waiting has a cost if well-chosen property keeps rising, and buying has risks if it stretches your finances. On the discovery call we look at your position and tell you honestly whether buying now makes sense for you.

What is the average price of the properties you buy?

We source properties from $400,000, our minimum purchase price. The final price depends on your personalised strategy and goals.

How long does the process take from the discovery call?

If you qualify to work with us, the next step will be a 45-minute Strategy Session with one of our advisors. From here, it takes 4 to 12 weeks from signing up to settlement, depending on your criteria, goals, and strategic brief.

Do you recommend accountants, brokers, property managers, lawyers, and tax agents?

Yes, we have recommendations for all of those partners. As part of our service, we find the right team for you, and your property depending on the location of the investment. We handle the admin so that this is seamless for you.

What happens if I don't like the property that you present?

Typically, this does not happen since we spend so much time at the start of the journey developing a plan and understanding your needs and how they will fit into your property portfolio. When we create a Strategic Brief, we are extremely clear about the results and do not deliver any properties that do not fit that brief. We typically look at 60 properties before we present the ONE to you. So you can be sure, we are sure.
