How it works

What it costs to buy, beyond the price

On top of the deposit, buyers pay stamp duty, government fees to register the transfer and the mortgage, a conveyancer or solicitor, building and pest inspections, and loan costs. For investors, stamp duty is usually the largest of these, and together they often add around 4% to 6% of the price.

Lenders mortgage insurance applies if you borrow more than 80% of the value; it can usually be added to the loan rather than paid in cash. Any buyer's agent fee is also part of your cost base, which reduces capital gains tax later.

FAQ

Common questions

How much cash do I need to buy an investment property?

Typically the deposit plus around 4% to 6% of the price for stamp duty and other costs. With a 20% deposit, that means roughly 24% to 26% of the price in cash or usable equity.

What are the government fees besides stamp duty?

Fees to register the transfer of title and the new mortgage with your state's land titles office. They are set by each state and change each year; your conveyancer will confirm the exact amounts.

Is this financial advice?

No. It is a general estimate to help you compare options. It does not consider your personal circumstances, and results depend on the figures you enter. Check them with your accountant, mortgage broker or financial adviser before you act.
