Property investment support after you buy

Settlement is not the finish line. We stay in touch to help your property perform and to plan what comes next.

Why it matters

Good investing is a long game

A portfolio is built over years, not in one purchase. Rents change, interest rates move, your income and goals shift, and equity builds at different speeds in different markets. A plan that was right at settlement needs checking against what has actually happened.

We keep an eye on how your property is tracking, stay available for questions, and help you work out when you could be ready to buy again. You deal with people who already know your property and your strategy, rather than starting from scratch each time.

Our partner network supports the same plan. Your broker, accountant, property manager and solicitor can each see a different part of your finances; we help keep the property side of the plan connected so advice from each of them points in the same direction.

How it works

Step by step

  1. 01

    Settle

The property is leased and running, with a property manager and depreciation schedule in place.

  2. 02

    Review

Regular check-ins on rent, value, maintenance and how the property is tracking against your plan, with your property manager's input.

  3. 03

    Plan

Map the next step in the portfolio when your equity and borrowing allow.

  4. 04

    Repeat

Start the next brief when you are ready, with everything we already know about you.

What a portfolio review covers

A portfolio review looks at each property against the reason you bought it. We consider how rent compares with the local market, what recent comparable sales suggest about value, how the property is being managed and whether any maintenance or upgrades are worth planning for.

We then look at the portfolio as a whole. That includes the equity that may have built up, how your borrowing position has changed, whether your holdings are concentrated in one market and how your goals may have moved since the strategy was set. Your broker and accountant advise on lending and tax; we bring the property and market side so the next decision is made with the full picture.

When the numbers suggest you could buy again, the next purchase starts from a strong base. We already know your strategy, your preferences and your existing properties, so the new brief builds on the last one rather than starting over.

Between reviews, we share market updates, guides and insights on the issues that affect investors, from interest rate moves to changes in tax settings and rental rules. The aim is for you to understand your own portfolio well enough to make confident decisions, with people you can call when you need a second view.

FAQ

Common questions

What happens after settlement?

Your property manager takes over the day-to-day management and tenancy, and we stay in touch. We check in on how the property is tracking, answer questions about tenants, valuations or the market, and carry out portfolio reviews to plan what comes next. Many clients also use us as a sounding board before decisions such as renovating, refinancing or selling.

How often do you review my portfolio?

Reviews are scheduled at regular intervals and whenever something significant changes, such as a move in interest rates, a change in your income or goals, or a question about buying again. You can also contact us any time with questions about your property.

When could I be ready to buy another investment property?

It depends on the equity in your existing property, your savings, your income and your borrowing capacity, as well as your goals. A portfolio review brings those together with your broker's input so you can see when another purchase could make sense. This is general information, not personal financial advice.

Do you help with tenants and property management?

We introduce a vetted property manager who manages the tenancy, and we stay available if questions come up. We do not manage properties ourselves, but we know your property and can help you raise issues with your property manager.

Is ongoing support included for clients?

Ongoing support is part of our end-to-end buyers agent service. After settlement we stay in touch with portfolio reviews and are available for questions about your property, the market or planning your next purchase.

Can you help if I bought my property without a buyers agent?

Our ongoing support is designed for properties we have helped clients buy, because we know the research behind them. If you already own investment property and are planning your next purchase, start with a free discovery call and we will look at where your portfolio stands as part of setting the new strategy.
