Buying in Adelaide
How we buy investment property in Adelaide
Adelaide gives investors a capital city at a lower price point than Sydney, Brisbane or Perth, with one of the tightest rental markets in the country. The work is in the detail. Much of the housing is older, many suburbs sit on reactive clay, and well-located houses on good land rarely stay on the market for long. We focus on established houses with land close to jobs and transport, and we put a cost on repairs and maintenance before you commit.
We start with what you want the property to do, then test Adelaide against every other market that fits your budget, so you know it's the right place before we search it. When it is, we search on and off market, have every shortlisted property inspected in person, negotiate with the selling agent and manage the contract through to settlement.

Where investors buy in Adelaide
Adelaide isn't one market. These are the parts of the city investors most often weigh up, and the trade-offs between them. Which one suits you depends on your budget, goals and timeframe.
Outer north and south
Councils such as Playford, Gawler and Onkaparinga have the lowest entry prices and have led Adelaide's 10-year growth. New land releases add supply, so the individual street and block matter.
Middle ring, west and south
Charles Sturt, Port Adelaide Enfield, West Torrens and Marion offer established houses on decent blocks near the city, the coast and the tram and train lines.
Inner and eastern suburbs
Unley, Burnside, Norwood and the City of Adelaide are tightly held and more expensive, with lower yields and slower long-run growth than the outer councils.
Hills and Mount Barker
Mount Barker has grown strongly on the back of new estates and the freeway. Bushfire overlays and insurance costs need checking before you buy.
Buying investment property as an Adelaide investor
Adelaide investors are often deciding between a market they know well and the option of spreading their investments into other states. Adelaide has long been seen as a more affordable capital, and many locals use that to their advantage, while others look further afield to diversify. The right choice depends on your borrowing capacity, the properties you already hold and how long you plan to keep the next one.
As a national buyers agency, we work with Adelaide clients remotely. Strategy sessions and progress updates happen over video, your brief and shortlist are shared online, and each property we put forward has been inspected in person, with a full video walk-through and photos so you can judge it for yourself. We take care of the agent conversations and negotiation, and you approve every step.
If your next purchase is in Adelaide, we pay attention to the issues that are particular to the city's older housing stock, such as ground movement on reactive soils and the age of services. If it is interstate, we explain how the rules, costs and risks compare with what you are used to in South Australia. Either way, you get a clear view of the costs before you commit.
Know your soil
Adelaide's reactive clay soils can cause cracking, so building inspections pay close attention to footings and walls.
Diversify or stay local
We compare Adelaide with other markets so the decision is based on your goals and numbers.
Remote from start to finish
Video meetings, online documents and in-person inspections, without you needing to travel.
Older homes checked properly
Wiring, plumbing and roofing in older homes are reviewed so repair costs are known upfront.
Buying property in South Australia: rules investors should know
Form 1
The seller must give you a Form 1 vendor's statement covering the title, encumbrances, council and land use. The cooling-off period runs from when you receive it, if that's after you sign.
Cooling-off
Two clear business days for private sales. There's no cooling-off when you buy at auction.
Tenancy rules
Since 1 July 2024, landlords need a prescribed reason to end a periodic lease or not renew a fixed term, and tenants can keep pets on reasonable conditions.
Land tax
SA land tax applies once the combined site value of your South Australian investment land passes the threshold, assessed on all of it together.
General information only, current as at October 2026. Your conveyancer or solicitor will confirm how the rules apply to your contract.
Stamp duty in South Australia
Transfer duty on an investment property in South Australia at 2026-27 general rates:
- $600,000 purchase$26,830
- $800,000 purchase$37,830
- $1,000,000 purchase$48,830
Buyers agent fees in Adelaide
Buyers agents in Adelaide typically charge a fixed fee of about $15,000 to $30,000, or 2% to 4% of the purchase price. Fees differ for investment and owner-occupier purchases. We give you our fee in writing, with exactly what it includes, on a free discovery call.

What clients say about working with us
How much does a buyers agent cost in Adelaide?
Do you only buy investment property in Adelaide?
How much is stamp duty on an investment property in Adelaide?
Is there a cooling-off period when buying property in South Australia?
How much money do I need to start?
You need a minimum of $100,000 in cash or equity, and our minimum purchase price is $400,000.
Should I buy now or should I wait?
It depends on your finances, borrowing capacity and goals more than on timing the market. Waiting has a cost if well-chosen property keeps rising, and buying has risks if it stretches your finances. On the discovery call we look at your position and tell you honestly whether buying now makes sense for you.
What is the average price of the properties you buy?
We source properties from $400,000, our minimum purchase price. The final price depends on your personalised strategy and goals.
How long does the process take from the discovery call?
If you qualify to work with us, the next step will be a 45-minute Strategy Session with one of our advisors. From here, it takes 4 to 12 weeks from signing up to settlement, depending on your criteria, goals, and strategic brief.
Do you recommend accountants, brokers, property managers, lawyers, and tax agents?
Yes, we have recommendations for all of those partners. As part of our service, we find the right team for you, and your property depending on the location of the investment. We handle the admin so that this is seamless for you.
What happens if I don't like the property that you present?
Typically, this does not happen since we spend so much time at the start of the journey developing a plan and understanding your needs and how they will fit into your property portfolio. When we create a Strategic Brief, we are extremely clear about the results and do not deliver any properties that do not fit that brief. We typically look at 60 properties before we present the ONE to you. So you can be sure, we are sure.
