Property investment strategy, built around your goals
Before we look at a single property, we work out what you need it to do: growth, cash flow or both, on what timeline, and within what budget.
Why it matters
The right property depends on the plan
A property that suits one investor can be the wrong move for another. Your borrowing capacity, savings, income, goals and timeline decide which markets and property types make sense. A high-yield regional house may help one investor's cash flow and slow down another investor's plan to buy again. A strategy is how you tell the difference before you spend your deposit.
Without a written plan, it is easy to buy the property that looks good at an open home rather than the one that moves you towards your goal. It is also easy to use up borrowing capacity on a first purchase in a way that blocks the second. We start with the plan so every purchase has a clear reason behind it, and so the next purchase has room to happen.
The strategy session is also where we test assumptions. If the budget and goal do not line up, for example a target rental income that the deposit cannot realistically support, we say so early and work through the options with you rather than discovering the gap halfway through a search.

How it works
Step by step
- 01
Understand
Your position, goals and timeline: income, savings or equity, existing properties and how long you plan to hold.
- 02
Model
What growth, yield and budget combinations are realistic for your borrowing capacity and cash flow.
- 03
Set the brief
The written criteria every property must meet, from price range and property type to location and rental numbers.
- 04
Act
Research and sourcing start against the brief, and every shortlisted property is measured against it.
What a property investment strategy covers
Your strategy answers the questions that decide everything else. Are you buying mainly for capital growth, for rental income, or for a balance of both? How much of your cash flow can the property use each month? Do you want to buy once, or build a portfolio over several years? Which states and city or regional markets fit that goal, and which property types suit those markets?
We turn those answers into a strategic brief. It sets the price range, the property type and land size, the markets to search, and the minimum numbers a property must meet before we recommend it. The brief is what keeps the search disciplined. When a property looks appealing but misses the brief, we tell you why we are passing on it.
Strategy also looks past the first purchase. We consider how buying now affects your borrowing capacity later, when equity in one property could help fund the next, and how to spread risk across different markets rather than relying on one city's cycle. Tax, legal and lending advice comes from your own accountant, solicitor and broker; we work alongside them so the plan and the purchase line up.

FAQ
Common questions
What is a property investment strategy?
It is a written plan for what you want your property investing to achieve and how you will get there. It covers whether you are buying for growth, yield or both, your budget and borrowing capacity, your timeline, and which markets and property types fit. A good strategy gives every purchase a clear reason and makes the next purchase easier to plan.
Should I invest for capital growth or rental yield?
It depends on your income, cash flow, goals and timeline, and many investors want a balance of both. Growth-focused properties can need more of your cash flow to hold, while higher-yield properties can help cash flow but may grow more slowly. We model the options for your situation in the strategy session. This is general information, not personal advice.
How much money do I need to start investing in property?
You need a minimum of $100,000 in cash or equity, and our minimum purchase price is $400,000. Your broker can confirm your borrowing capacity, and we build the strategy around what you can comfortably hold.
Is the discovery call really free?
Yes. The discovery call is a free conversation about your goals, budget and borrowing power, and whether we are the right fit. There is no cost and no obligation, and we will tell you honestly if a buyers agent does not make sense for you right now.
Can you help me plan a property portfolio, not just one purchase?
Yes. Your strategy looks at how this purchase fits a longer-term portfolio, including when equity and borrowing capacity could support another property. After settlement, our ongoing support includes portfolio reviews so the plan stays current as your situation and the market change.
Do I need a strategy if I am only buying one investment property?
Yes. Even a single purchase is easier to get right with a clear goal, budget and set of criteria. The strategy decides which markets and property types fit, and it also protects your options later, because the first property affects your borrowing capacity and equity for any future purchase.
