Property negotiation, handled by a licensed buyers agent

Once the right property is found, we negotiate the price and the terms on your behalf, so you are not facing the selling agent alone.

Why it matters

The price is only part of the deal

The selling agent works for the vendor and negotiates for a living. Most buyers negotiate a few times in their life. That gap shows up in the price, and just as often in the contract: conditions, deposit, settlement timing and what happens if finance or a building report raises a problem.

Contract conditions, settlement timing and how an offer is positioned can matter as much as the number. We handle the negotiation with the selling agent and keep you informed and in control of every decision. Because we act only for you, our job in the negotiation is your outcome, not getting the deal done at any price.

Negotiation also starts earlier than most buyers expect. The questions asked at the first inspection, how quickly a contract is requested and how finance is presented all signal how serious and how prepared a buyer is. We manage those early signals as carefully as the offer itself.

How it works

Step by step

  1. 01

    Assess value

What the property is worth and why, based on comparable sales, condition and demand.

  2. 02

    Plan the offer

Price, conditions and timing agreed with you before anything is put to the agent.

  3. 03

    Negotiate

Directly with the selling agent, or bidding on your behalf at auction.

  4. 04

    Secure

Contract signed on agreed terms, then conditions managed until the purchase goes unconditional.

How we negotiate for each method of sale

Private treaty is the most common way property is sold in many markets. Here the first offer, the conditions attached to it and how quickly you can commit all shape the result. We set a walk-away price with you before the first conversation, find out what the vendor needs besides money, such as a short or long settlement, and use that to strengthen your position.

At auction, preparation happens before the day. Conditions are usually set in the contract, so building and pest, finance and the contract review need to be done first. We agree your limit, read the room on the day and bid on your behalf, which keeps emotion out of it. If the property passes in, we negotiate with the vendor straight after.

Off-market deals are negotiated directly with the selling agent, often with less competition but also less public information on price. Comparable sales and our own valuation work matter most here. Whatever the method, every offer and every condition is approved by you before it goes to the agent.

Negotiation continues after the contract is signed. If the building and pest report or the strata records raise an issue during the cooling-off or due diligence period, we take it back to the selling agent and, with your approval, seek a price adjustment, a repair before settlement or another remedy, working alongside your conveyancer.

FAQ

Common questions

Can a buyers agent negotiate at auction?

Yes. We prepare before auction day, including the contract review, finance and building and pest, agree your limit with you, and bid on your behalf. If the property passes in, we negotiate with the vendor straight away. You stay in control of the limit throughout.

How do you decide what to offer?

We look at recent comparable sales, the property's condition and features, how long it has been on the market and the level of buyer interest. From that we work out a value range and agree an offer strategy and walk-away price with you before anything is put to the selling agent.

Do you negotiate the contract terms as well as the price?

Yes. Conditions such as finance approval and building and pest, the deposit and the settlement date are part of the negotiation. We work with your conveyancer, who reviews the contract and advises on its legal terms.

Who does the selling agent work for?

The selling agent is engaged and paid by the vendor and works to get the vendor the strongest result. A buyers agent is engaged and paid by the buyer. Rising Returns acts for buyers only and takes no fees or kickbacks from sellers.

Will I have to approve every offer?

Yes. We give clear recommendations at each step, but nothing is offered, accepted or signed without your approval.

Can a buyers agent get a property below the asking price?

Sometimes, though not in every case. It depends on the market, the property and the vendor's circumstances. In a competitive market the priority may be securing the right property on sound terms rather than a discount. We base every offer on comparable sales evidence and agree a walk-away price with you, so you do not overpay for the property's value.
