Buying in Sydney

How we buy investment property in Sydney

Sydney is the deepest and most expensive market in the country, and its house yields are the lowest of the capitals. For most investors the first question isn't which suburb, but whether a Sydney property fits their cash flow at all, so we test that first. When Sydney fits, we focus on houses and townhouses with land near jobs and transport, and in 2026's softer market we use the extra stock and longer selling times to negotiate on price and terms.

We start with what you want the property to do, then test Sydney against every other market that fits your budget, so you know it's the right place before we search it. When it is, we search on and off market, have every shortlisted property inspected in person, negotiate with the selling agent and manage the contract through to settlement.

Sydney values are falling: house values are down 8.2% over the year to September 2026, and dwelling values are 8.6% below their February peak, as higher interest rates bite.

Where investors buy in Sydney

Sydney isn't one market. These are the parts of the city investors most often weigh up, and the trade-offs between them. Which one suits you depends on your budget, goals and timeframe.

  • Western and south-western Sydney

Councils such as Penrith, Camden, Campbelltown and Blacktown offer more land per dollar, and lower-priced councils like these have grown fastest over 10 years. Western Sydney International Airport, which opened to passengers in October 2026, is a long-term jobs driver.

  • Middle ring

Parramatta, Cumberland, Canterbury-Bankstown and Georges River have established houses, townhouses and units close to rail, at prices well below the inner city.

  • Inner, eastern and northern Sydney

The most expensive councils have grown least over 10 years and have the lowest yields. Units across Sydney have grown only about 2% a year over the same period.

  • Central Coast

Part of Greater Sydney, with lower prices and more houses on land, linked to the city by rail. Commute times and local jobs matter for tenant demand.

Buying investment property as a Sydney investor

Sydney is one of the most expensive housing markets in the country, and that shapes how many local investors approach their first or next purchase. Some buy close to home in suburbs they know well. Others keep the family home in Sydney and look interstate, where the same deposit can stretch further or the numbers line up better with their goals. Neither path is right for everyone, and the answer depends on borrowing capacity, existing properties and how long you plan to hold.

Either way, the hard part is usually time. Inspections, agent calls and contract reviews tend to land in the middle of the working week, and buying in a market you do not live in adds travel and guesswork. Our office is in Haymarket, so meeting in person is easy if you prefer it, and the rest runs on video calls, shared documents and clear updates.

Whether the property ends up in Parramatta, Newcastle or another state, you get the same process: a written brief, research against it, in-person inspections arranged on your behalf with full video walk-throughs, and negotiation handled for you. You stay in control of every decision without giving up your evenings and weekends.

  • Local or interstate

We compare buying in Sydney with other markets against your budget and goals before a single property is shortlisted.

  • Meet in person if you like

Our office is in Haymarket, close to Central Station, for clients who prefer a face-to-face strategy session.

  • Strata matters here

Much of Sydney's investment stock is apartments and townhouses, so strata records, levies and building reports get close attention.

  • Your time stays yours

Inspections, agent negotiations and paperwork are handled for you, with updates at each step.

Buying property in NSW: rules investors should know

  • Cooling-off

Private sale contracts have a five-business-day cooling-off period, and you forfeit 0.25% of the price if you pull out. There's none at auction, and it can be waived with a section 66W certificate.

  • The contract comes first

The seller's contract, with the title search, zoning certificate and drainage diagram, must be ready before a property is marketed, so it can be reviewed before you offer.

  • Tenancy rules

Since 19 May 2025, landlords need a valid reason to end a lease and tenants can apply to keep a pet. Rent can rise only once every 12 months.

  • Land tax

Land tax applies once the combined land value of your NSW investment land passes the threshold, which a single Sydney house can reach on its own.

General information only, current as at October 2026. Your conveyancer or solicitor will confirm how the rules apply to your contract.

FAQ

Buyers agent Sydney: common questions

Read all FAQs
How much does a buyers agent cost in Sydney?
Most buyers agents charge a fixed fee of about $15,000 to $30,000 for a residential purchase, or 2% to 4% of the purchase price, and the fee differs for investment and owner-occupier purchases. Our fee depends on your brief, and we give it to you in writing on a free discovery call. See buyers agent fees in Australia.
Do you only buy investment property in Sydney?
No. We work only with investors, and we're location agnostic: we buy wherever the numbers suit your strategy. For Sydney investors that might be Sydney itself or another city or state where your budget works harder. We also buy in Sydney for investors who live elsewhere.
How much is stamp duty on an investment property in Sydney?
At 2026-27 general rates, stamp duty on an $800,000 investment property in NSW is about $30,187. On $600,000 it's about $21,187, and on $1,000,000 about $39,187. Work out your own figure in the NSW stamp duty calculator.
Is there a cooling-off period when buying property in NSW?
Yes, for private sales. NSW residential contracts have a five-business-day cooling-off period, and a buyer who pulls out forfeits 0.25% of the price. There's no cooling-off at auction, and a buyer can waive it with a section 66W certificate.
How much money do I need to start?

You need a minimum of $100,000 in cash or equity, and our minimum purchase price is $400,000.

Should I buy now or should I wait?

It depends on your finances, borrowing capacity and goals more than on timing the market. Waiting has a cost if well-chosen property keeps rising, and buying has risks if it stretches your finances. On the discovery call we look at your position and tell you honestly whether buying now makes sense for you.

What is the average price of the properties you buy?

We source properties from $400,000, our minimum purchase price. The final price depends on your personalised strategy and goals.

How long does the process take from the discovery call?

If you qualify to work with us, the next step will be a 45-minute Strategy Session with one of our advisors. From here, it takes 4 to 12 weeks from signing up to settlement, depending on your criteria, goals, and strategic brief.

Do you recommend accountants, brokers, property managers, lawyers, and tax agents?

Yes, we have recommendations for all of those partners. As part of our service, we find the right team for you, and your property depending on the location of the investment. We handle the admin so that this is seamless for you.

What happens if I don't like the property that you present?

Typically, this does not happen since we spend so much time at the start of the journey developing a plan and understanding your needs and how they will fit into your property portfolio. When we create a Strategic Brief, we are extremely clear about the results and do not deliver any properties that do not fit that brief. We typically look at 60 properties before we present the ONE to you. So you can be sure, we are sure.
