Buying in Gold Coast

How we buy investment property in Gold Coast

We start with what you want the property to do, then test Gold Coast against every other market that fits your budget, so you know it's the right place before we search it. When it is, we search on and off market, have every shortlisted property inspected in person, negotiate with the selling agent and manage the contract through to settlement.

Buying investment property from the Gold Coast

If you live on the Gold Coast, you already know how varied the local market is: beachfront high-rise, canal homes, hinterland acreage and new estates in the northern growth corridor. That familiarity is useful, but it can also pull investors towards the type of property they would like to live in, rather than the one that suits their numbers. Locals also see how quickly the coastal skyline changes, which is a reminder that apartment supply can grow faster than tenant demand in some precincts.

Some Gold Coast investors buy locally, while others look further afield, to Brisbane, regional Queensland or other states, to spread their exposure across different economies. Your strategy session sets out what the property needs to achieve, and the brief decides where we search, including your own city if it fits.

As a national buyers agency, we work with Gold Coast clients remotely. We meet online, send video walk-throughs and photos of every property worth considering, and arrange in-person inspections. Research, due diligence, negotiation and settlement are handled for you, with you making each decision.

  • Buy for tenants, not for yourself

A property you would enjoy living in is not always the one tenants want or the one with sound fundamentals. We test both.

  • High-rise costs

Body corporate fees, sinking funds and building age can change the return on a coastal apartment. We review strata records before any offer.

  • Holiday letting

Buildings with a high share of short-stay letting behave differently for long-term investors. We check the mix and the by-laws.

  • Spreading exposure

Tourism and construction are major local employers, so some locals choose to hold property in a different economy as well.

Buying property in Queensland: rules investors should know

  • Seller disclosure

Since 1 August 2025, sellers must give you a disclosure statement with the title, zoning, rates, body corporate and other notices before you sign.

  • Cooling-off

Five business days on residential contracts, with a 0.25% termination penalty. There's no cooling-off when you buy at auction.

  • Flood and insurance

Parts of Brisbane, Ipswich and Logan flooded in 2011 and 2022, so flood maps and insurance quotes are checked before you commit.

  • Tenancy rules

Rent can rise only once every 12 months, and that limit stays with the property when tenants change.

General information only, current as at October 2026. Your conveyancer or solicitor will confirm how the rules apply to your contract.

FAQ

Buyers agent Gold Coast: common questions

Read all FAQs
How much does a buyers agent cost in Gold Coast?
Most buyers agents charge a fixed fee of about $15,000 to $30,000 for a residential purchase, or 2% to 4% of the purchase price, and the fee differs for investment and owner-occupier purchases. Our fee depends on your brief, and we give it to you in writing on a free discovery call. See buyers agent fees in Australia.
Do you only buy investment property in Gold Coast?
No. We work only with investors, and we're location agnostic: we buy wherever the numbers suit your strategy. For Gold Coast investors that might be Gold Coast itself or another city or state where your budget works harder. We also buy in Gold Coast for investors who live elsewhere.
How much is stamp duty on an investment property in Gold Coast?
At 2026-27 general rates, stamp duty on an $800,000 investment property in Queensland is about $29,025. On $600,000 it's about $20,025, and on $1,000,000 about $38,025. Work out your own figure in the QLD stamp duty calculator.
Is there a cooling-off period when buying property in Queensland?
Yes. Queensland residential contracts have a five-business-day cooling-off period, and a buyer who terminates pays a penalty of 0.25% of the price. There's no cooling-off when you buy at auction.
How much money do I need to start?

You need a minimum of $100,000 in cash or equity, and our minimum purchase price is $400,000.

Should I buy now or should I wait?

It depends on your finances, borrowing capacity and goals more than on timing the market. Waiting has a cost if well-chosen property keeps rising, and buying has risks if it stretches your finances. On the discovery call we look at your position and tell you honestly whether buying now makes sense for you.

What is the average price of the properties you buy?

We source properties from $400,000, our minimum purchase price. The final price depends on your personalised strategy and goals.

How long does the process take from the discovery call?

If you qualify to work with us, the next step will be a 45-minute Strategy Session with one of our advisors. From here, it takes 4 to 12 weeks from signing up to settlement, depending on your criteria, goals, and strategic brief.

Do you recommend accountants, brokers, property managers, lawyers, and tax agents?

Yes, we have recommendations for all of those partners. As part of our service, we find the right team for you, and your property depending on the location of the investment. We handle the admin so that this is seamless for you.

What happens if I don't like the property that you present?

Typically, this does not happen since we spend so much time at the start of the journey developing a plan and understanding your needs and how they will fit into your property portfolio. When we create a Strategic Brief, we are extremely clear about the results and do not deliver any properties that do not fit that brief. We typically look at 60 properties before we present the ONE to you. So you can be sure, we are sure.
