Gold Coast property market at a glance
The Gold Coast is Australia's largest non-capital city, built on tourism, construction, health, education and a steady flow of interstate migrants and retirees. Lifestyle demand has pushed values up strongly over the past decade, especially along the coastal strip and the canals, and REIQ's median house sale price reached $1.38 million in the March quarter 2026.

Gold Coast property prices and growth
The past year
Regional markets have held up better than the capitals in 2026: Cotality reports regional dwelling values up 5.6% over the year to September, while the combined capitals fell 1.8%. The Gold Coast has cooled, though, with values down 0.8% over the three months to July 2026. REIQ reported a median house sale price of $1.38 million and a median unit sale price of $935,000 for the March quarter 2026.
The long run
Over the longer run, HtAG's data shows typical house values in the City of Gold Coast growing 9.6% a year over 10 years and units 9.8%, unusually strong for apartments, helped by owner-occupiers and downsizers buying on the coast. Values vary enormously, from the northern growth corridor around Coomera and Pimpama to beachside Burleigh Heads, Broadbeach and Main Beach.
| 3 years (a year) | 5 years (a year) | 10 years (a year) | |
|---|---|---|---|
| Houses | +11.2% | +10.5% | +9.6% |
| Units | +10.7% | +12.2% | +9.8% |
Three, five and 10 years: annual compound growth in typical values, HtAG Analytics, to 30 September 2026. HtAG’s values are modelled and smoothed, so they react to turning points more slowly than Cotality’s monthly index.
At 9.6% a year, a house worth $500,000 in 2016 would be worth about $1,254,000 today. That’s an average: individual suburbs and properties did much better or worse, and past growth is no guide to the future. Model your own scenarios in the property growth calculator.
Rents, yields and vacancy in Gold Coast
Rents have risen about 9.7% a year over five years for houses and units. A typical house rents for about $952 a week and a unit about $736. A house bought at the March-quarter median of $1.38 million and let at that rent would return a gross yield of about 3.6%. Holiday letting and high strata costs in older towers can change the numbers on a coastal apartment, so look at the net yield, not the gross.
| Typical rent a week | Rent growth, 5 years (a year) | |
|---|---|---|
| Houses | $952 | 9.7% |
| Units | $736 | 9.6% |
Rents: HtAG Analytics typical weekly rent, September 2026.
Gross yield is a first filter, not the whole story. Test the cash flow of a specific property, after interest, rates, insurance, management and maintenance, in the property cash flow calculator.
What drives the Gold Coast property market
The Gold Coast is one of Australia's largest non-capital cities, with an economy built on tourism, construction, health and education. Employment hubs include Southport, the Gold Coast University Hospital precinct, Griffith University and Bond University, while the M1 and the rail line connect the city to Brisbane, making it home to a large commuter population. The region's population has grown strongly over a long period, helped by interstate migration and people moving from Brisbane for the lifestyle.
Housing stock is unusually diverse. High-rise apartments dominate the beachfront strip from Main Beach through Surfers Paradise and Broadbeach, canal estates sit behind the coast, and new house-and-land estates have expanded the northern corridor around Coomera and Pimpama. The G:link light rail runs between Helensvale, Southport and Broadbeach, linking several of these areas.
Each segment carries different risks. Coastal towers can have heavy body corporate costs and large supply pipelines, canal and low-lying properties can sit within flood or storm tide overlays, and new estates can face competition from ongoing land release. Understanding which part of the market a property belongs to is the starting point for any Gold Coast assessment. For long-term investors, the tenant profile also matters: students and hospital staff around Southport, families in the northern estates, and a more seasonal mix near the beach.
What to check before you buy in Gold Coast
Flood and storm tide overlays
Canal estates and low-lying suburbs should be checked against council flood and storm tide mapping, which affects insurance and resale.
Apartment supply
New towers along the coast add stock in bursts. Supply in the immediate precinct matters when assessing any unit.
Short-stay mix
Buildings with a high proportion of holiday letting can have higher costs and a different tenant profile from long-term rentals.
Northern growth corridor
Ongoing land release around Coomera and Pimpama brings new infrastructure and new competition for established homes.
Coastal erosion
Beachfront and near-beach properties can be exposed to erosion and coastal hazard overlays that should be confirmed before purchase.
What to watch in Gold Coast in 2026 and 2027
- Light rail. Stage 3 of the light rail opened to Burleigh Heads in August 2026, improving public transport along the southern coastal strip.
- Northern growth corridor. Coomera, Pimpama and the corridor towards Brisbane are among Queensland's biggest growth areas. New supply there can hold back rents and prices nearby.
- Apartment towers. New tower approvals along the coast can affect the resale value of nearby units. Check what is planned around any building.
- Brisbane 2032. Some Olympic and Paralympic events are planned for the Gold Coast, along with transport upgrades between the coast and Brisbane.
- The 2027 tax changes. From 1 July 2027, net rental losses on established homes bought after 7:30pm AEST on 12 May 2026 can no longer reduce tax on your salary; new builds keep negative gearing. The 50% capital gains discount is also being replaced by indexation for gains after that date. Read what the negative gearing reform means.
Buying costs for investors in Queensland
Stamp duty is the biggest upfront cost after your deposit. At 2026-27 general rates, transfer duty on an investment property in Queensland is:
| Purchase price | Stamp duty |
|---|---|
| $600,000 | $20,025 |
| $800,000 | $29,025 |
| $1,000,000 | $38,025 |
Add legal and conveyancing fees, building and pest inspections, loan costs and lenders mortgage insurance if you borrow more than 80%. Land tax may apply each year depending on the land value you hold in Queensland. Estimate them in the QLD stamp duty calculator, the purchase cost calculator and the land tax calculator.
Is Gold Coast a good place to invest in 2026?
The Gold Coast combines strong long-term growth, lifestyle demand and population growth with higher prices than most regional markets, and values have flattened in 2026. It suits investors who choose houses and well-built units in established areas, check flood, storm tide and strata risks, and accept that a market driven by lifestyle buyers can be more sensitive to confidence and interest rates.
Gold Coast may suit you if
- You want a lifestyle-driven market with strong population growth.
- You're buying in an established suburb rather than a large new estate.
- You'll check strata records and building quality on any apartment.
Think carefully if
- The property is in a flood or storm tide area.
- The unit's income depends on holiday letting.
- You're buying off the plan in a high-supply area.
We don’t start with a city. We start with your budget, borrowing power and goals, then test Gold Coast against every market that fits, down to the suburb, street and property. See how we buy in Gold Coast as a buyers agent, or book a free discovery call.

Yes, we have recommendations for all of those partners. As part of our service, we find the right team for you, and your property depending on the location of the investment. We handle the admin so that this is seamless for you.
What happens if I don't like the property that you present?
Typically, this does not happen since we spend so much time at the start of the journey developing a plan and understanding your needs and how they will fit into your property portfolio. When we create a Strategic Brief, we are extremely clear about the results and do not deliver any properties that do not fit that brief. We typically look at 60 properties before we present the ONE to you. So you can be sure, we are sure.
