Hobart property market at a glance

Hobart is Australia's second-smallest capital and one of its most supply-constrained, hemmed in by the river and the mountain. It boomed between 2016 and 2021, eased as interest rates rose, and has been recovering since. Its median house value is about $790,000, the second-lowest of the capitals after Darwin. The market is shallow, so a handful of sales can move the figures.

Hobart property prices and growth

The past year

Cotality's index shows Hobart house values up 7.0% and unit values up 6.7% over the 12 months to September 2026. Dwelling values dipped 1.2% over the September quarter, the smallest fall of any capital that declined.

The long run

Over the longer run, HtAG's data shows typical house values in Greater Hobart growing 3.5% a year over five years and 7.9% a year over 10, a figure boosted by the 2016 to 2021 boom. Units grew 6.7% a year over 10 years. Sorell, Brighton and Glenorchy grew fastest over the decade, at 9% to 10.5% a year for houses, while the City of Hobart grew 5.7% a year.

Past 12 months: Cotality, 12 months to September 2026. Three, five and 10 years: annual compound growth in typical values, HtAG Analytics, to 30 September 2026, averaged across 6 council areas weighted by sales. HtAG’s values are modelled and smoothed, so they react to turning points more slowly than Cotality’s monthly index.

At 7.9% a year, a house worth $500,000 in 2016 would be worth about $1,071,000 today. That’s an average: individual suburbs and properties did much better or worse, and past growth is no guide to the future. Model your own scenarios in the property growth calculator.

Rents, yields and vacancy in Hobart

Hobart rents rose 7.9% over the year to August 2026 (Cotality), faster than their five-year average of about 4.6% a year. A typical house rents for about $627 a week, from around $526 in Brighton to $699 in the City of Hobart. Gross yields are 4.3% for houses and 4.8% for units. Short-stay letting is significant in parts of the inner city, which affects both rental supply and the rules for using a property that way.

Investing in Hobart: what drives the market

Hobart sits on the Derwent River at the foot of kunanyi / Mount Wellington, and its geography shapes the market. Hills, the river and bushland limit how much flat, buildable land is available close to the city, so housing supply in established suburbs is constrained. That scarcity is part of Hobart's appeal to investors, and also why the market can move sharply when demand changes.

Demand comes from a mix of sources: the state public service, the University of Tasmania, the health sector, tourism and hospitality, and Hobart's role as a gateway for Antarctic and Southern Ocean research. The Australian Antarctic Division is based in nearby Kingston. Students, government workers and hospitality staff make up a large part of the rental pool. Hobart is also the gateway for many visitors to Tasmania, which supports hospitality jobs in and around the city. The rental pool is therefore broad, but it is concentrated in a handful of sectors, so we look at which employers sit closest to each property.

Hobart's housing stock is older than most mainland capitals, with many timber homes, Federation and post-war houses, and a limited number of apartments. Older homes can carry character and land value, but also maintenance, heating and insulation costs that affect your returns. We check condition and running costs alongside location and rent.

Is Hobart a good place to invest in 2026?

Hobart's supply constraints and lifestyle appeal support demand, its rental market is the tightest of the capitals and house yields are higher than in Sydney, Melbourne and Brisbane. But it's a small, shallow market, population growth is modest, and the 10-year numbers owe much to one boom. It can suit investors who want diversification and buy well-located houses, but it carries more risk than the larger capitals and resale can be slower.

Hobart may suit you if

  • You want to diversify into a supply-constrained market.
  • You're buying a house close to the city, the hospital or the university.
  • You plan to hold for the long term.

Think carefully if

  • You may need to sell within a few years.
  • The property relies on short-stay income.
  • The home is old and hasn't had a thorough building inspection.

We don’t start with a city. We start with your budget, borrowing power and goals, then test Hobart against every market that fits, down to the suburb, street and property. See how we buy in Hobart as a buyers agent, or book a free discovery call.

Is Hobart a good place to invest in property in 2026?
Hobart's supply constraints and lifestyle appeal support demand, its rental market is the tightest of the capitals and house yields are higher than in Sydney, Melbourne and Brisbane. But it's a small, shallow market, population growth is modest, and the 10-year numbers owe much to one boom. What is the median house price in Hobart?
Cotality's median house value for Greater Hobart is $790,406 and its median unit value $591,795, as at 30 September 2026. Over the 12 months to September, house values rose 7.0% and unit values rose 6.7%. These are index values for a typical home, not median sale prices, and suburbs vary widely, so treat them as a starting point rather than a price guide.
How much have property prices grown in Hobart?
On Cotality's index, house values grew 7.0% over the 12 months to September 2026. Over the longer run, HtAG's data shows typical house values in Greater Hobart growing 3.5% a year over five years and 7.9% a year over 10 years, to September 2026. Units grew 6.7% a year over 10 years. Past growth is not a guide to future growth.
What rental yield can you get in Hobart?
Cotality's gross rental yield for Greater Hobart is 4.3% for houses and 4.8% for units (September 2026). Typical weekly rents are about $627 for a house and $523 for a unit (HtAG, September 2026). Gross yield is the annual rent divided by the price, before costs; work out the yield and cash flow of a specific property in our rental yield calculator.
What is the rental vacancy rate in Hobart?
SQM Research recorded a residential vacancy rate of 0.5% for Greater Hobart in September 2026. Below about 2% is generally regarded as a tight rental market, where landlords find tenants quickly and rents tend to rise.
Should you buy a house or a unit in Hobart?
Over the past 10 years, houses have grown faster in Greater Hobart: 7.9% a year for houses against 6.7% for units (HtAG). Units usually cost less and can return a higher yield, while houses carry more land value, which has historically driven long-term growth. The right choice depends on your budget, cash flow needs and the specific property. Under the 2027 negative gearing changes, a new home keeps full negative gearing, while an established one bought after 12 May 2026 does not.
How much is stamp duty on an investment property in Hobart?
At 2026-27 general rates, stamp duty on an $800,000 investment property in Tasmania is about $31,185. On $600,000 it's about $22,498, and on $1,000,000 about $40,185. Investors don't get first home buyer concessions. Work out your own figure in the TAS stamp duty calculator.
Can I buy an investment property in Hobart if I don't live there?
Yes. Most investors buy outside the city they live in. You'll need a local property manager, and it helps to have someone inspect properties in person, check the building and pest reports and negotiate for you. As a national buyers agency we buy in Hobart for investors who live elsewhere, and we test Hobart against every other market that fits your brief.
How much money do I need to start?

You need a minimum of $100,000 in cash or equity, and our minimum purchase price is $400,000.

Should I buy now or should I wait?

It depends on your finances, borrowing capacity and goals more than on timing the market. Waiting has a cost if well-chosen property keeps rising, and buying has risks if it stretches your finances. On the discovery call we look at your position and tell you honestly whether buying now makes sense for you.

What is the average price of the properties you buy?

We source properties from $400,000, our minimum purchase price. The final price depends on your personalised strategy and goals.

How long does the process take from the discovery call?

If you qualify to work with us, the next step will be a 45-minute Strategy Session with one of our advisors. From here, it takes 4 to 12 weeks from signing up to settlement, depending on your criteria, goals, and strategic brief.

Do you recommend accountants, brokers, property managers, lawyers, and tax agents?

Yes, we have recommendations for all of those partners. As part of our service, we find the right team for you, and your property depending on the location of the investment. We handle the admin so that this is seamless for you.

What happens if I don't like the property that you present?

Typically, this does not happen since we spend so much time at the start of the journey developing a plan and understanding your needs and how they will fit into your property portfolio. When we create a Strategic Brief, we are extremely clear about the results and do not deliver any properties that do not fit that brief. We typically look at 60 properties before we present the ONE to you. So you can be sure, we are sure.
