Townsville property market at a glance
Townsville is the largest city in northern Australia, with an economy built on defence, health, education, government, the port and resources. Prices fell for much of the 2010s, through the end of the mining boom and the 2019 floods, leaving it one of the cheapest regional cities in the country. That low base, a tight rental market and steady jobs have driven a strong recovery.

Townsville property prices and growth
The past year
Cotality's figures show Townsville dwelling values up 1.2% over the three months to July 2026, one of the few regional markets still rising. REIQ reported a median house sale price of $700,000 for the June quarter 2026, and valuer Opteon a median unit price of $471,000 for the first half of the year.
The long run
HtAG's data shows typical house values in the City of Townsville growing 18.4% a year over three years and 14.4% a year over five. Over 10 years, growth averages 8.6% a year for houses and 6.2% for units, because the decade includes several years of falls.
| 3 years (a year) | 5 years (a year) | 10 years (a year) | |
|---|---|---|---|
| Houses | +18.4% | +14.4% | +8.6% |
| Units | +15.3% | +10.7% | +6.2% |
Three, five and 10 years: annual compound growth in typical values, HtAG Analytics, to 30 September 2026. HtAG’s values are modelled and smoothed, so they react to turning points more slowly than Cotality’s monthly index.
At 8.6% a year, a house worth $500,000 in 2016 would be worth about $1,138,000 today. That’s an average: individual suburbs and properties did much better or worse, and past growth is no guide to the future. Model your own scenarios in the property growth calculator.
Rents, yields and vacancy in Townsville
House rents have risen about 8.8% a year over five years. A typical house rents for about $568 a week and a unit about $437. A house at the June-quarter median of $700,000, let at that rent, would return a gross yield of about 4.2%, higher than most capitals.
| Typical rent a week | Rent growth, 5 years (a year) | |
|---|---|---|
| Houses | $568 | 8.8% |
| Units | $437 | 8.4% |

Gross yield is a first filter, not the whole story. Test the cash flow of a specific property, after interest, rates, insurance, management and maintenance, in the property cash flow calculator.
Investing in Townsville: what drives the market
Townsville is the main service centre for North Queensland, and its employment base is broader than many regional cities. Defence is a major employer through Lavarack Barracks and RAAF Base Townsville. James Cook University and Townsville University Hospital anchor the health and education sector, and the port and the city's metal refineries link it to the resources industry of the north-west.
Defence postings, hospital and university staff, students and resource-sector workers make up much of the rental pool. Defence postings in particular create regular turnover, which supports demand for well-located family homes but means tenants change more often. Because the tenant pool is linked to a few large employers, we look at which of those employers sit closest to each property and how easily it would re-let if one of them reduced staff.
Housing is mostly detached: highset timber Queenslanders in the older inner suburbs, lowset brick homes from the 1970s and 1980s, and newer estates in growth areas such as the northern beaches and the western suburbs. Climate is a major part of due diligence. The February 2019 monsoon flood affected thousands of homes, and cyclone exposure lifts insurance costs across North Queensland. We check flood mapping, building condition and insurance premiums before price and rent.
What to check before you buy in Townsville
Defence and health employment
Proximity to the bases, the hospital and the university supports tenant demand, so we check travel times for each property.
Flood mapping
We review council flood mapping and the property's flood history, because flooding affects insurance, lending and resale.
Insurance costs
Cyclone exposure means premiums can be significantly higher than in southern cities; we obtain quotes before you commit.
Resource-linked demand
Activity in the north-west minerals province and the refineries can shift local demand, so we look at the employment mix behind each suburb.
New estates versus established homes
Growth-area supply can compete with new rentals; established homes near jobs and amenities tend to face less competing stock.
What to watch in Townsville in 2026 and 2027
- Defence. Lavarack Barracks and RAAF Base Townsville make defence a major employer, so defence decisions affect housing demand.
- Resources. Townsville's port and refineries tie it to the mining industry, so commodity prices affect local jobs.
- Momentum. After three years of very strong growth, the market is more sensitive to interest rates and confidence. Buying well matters more than timing.
- The 2027 tax changes. From 1 July 2027, net rental losses on established homes bought after 7:30pm AEST on 12 May 2026 can no longer reduce tax on your salary; new builds keep negative gearing. The 50% capital gains discount is also being replaced by indexation for gains after that date. Read what the negative gearing reform means.
Buying costs for investors in Queensland
Stamp duty is the biggest upfront cost after your deposit. At 2026-27 general rates, transfer duty on an investment property in Queensland is:
| Purchase price | Stamp duty |
|---|---|
| $600,000 | $20,025 |
| $800,000 | $29,025 |
| $1,000,000 | $38,025 |
Add legal and conveyancing fees, building and pest inspections, loan costs and lenders mortgage insurance if you borrow more than 80%. Land tax may apply each year depending on the land value you hold in Queensland. Estimate them in the QLD stamp duty calculator, the purchase cost calculator and the land tax calculator.
Is Townsville a good place to invest in 2026?
Townsville offers higher yields than most markets, a diverse economy anchored in defence and health, and strong recent growth from a low base. It's also a market with a history of long downturns, high insurance costs and flood risk. It suits investors who want cash flow, check insurance and flood mapping before buying, and are comfortable with a more cyclical regional market.
Townsville may suit you if
- You want stronger cash flow than most capitals offer.
- You're buying a house above flood levels in an established suburb.
- You're comfortable with a more cyclical regional market.
Think carefully if
- Insurance quotes and flood mapping haven't been checked.
- You're buying because of the last three years' growth.
- You might need to sell in a downturn.
We don’t start with a city. We start with your budget, borrowing power and goals, then test Townsville against every market that fits, down to the suburb, street and property. See how we buy in Townsville as a buyers agent, or book a free discovery call.

We typically look at 60 properties before we present the ONE to you. So you can be sure, we are sure.
