Cairns property market at a glance
Cairns is the gateway to the Great Barrier Reef and the Daintree, and tourism is still its biggest industry, alongside health, education, the airport and marine services. Prices were flat for much of the 2010s and the pandemic border closures hit hard, then values recovered strongly as tourists and new residents returned and little new housing was built.

Cairns property prices and growth
The past year
Cotality's figures show Cairns dwelling values fell 0.6% over the three months to July 2026 as the regional slowdown widened. Valuer Opteon reported a median house price of $810,000 and a median unit price of $465,000 for the first half of 2026, with the house median 8.7% above its 2025 level.
The long run
HtAG's data shows typical house values in the Cairns council area growing 11.5% a year over five years and 7.9% a year over 10. Units grew 11.1% a year over five years and 7.4% over 10.
| 3 years (a year) | 5 years (a year) | 10 years (a year) | |
|---|---|---|---|
| Houses | +11.6% | +11.5% | +7.9% |
| Units | +10.9% | +11.1% | +7.4% |
Three, five and 10 years: annual compound growth in typical values, HtAG Analytics, to 30 September 2026. HtAG’s values are modelled and smoothed, so they react to turning points more slowly than Cotality’s monthly index.
At 7.9% a year, a house worth $500,000 in 2016 would be worth about $1,072,000 today. That’s an average: individual suburbs and properties did much better or worse, and past growth is no guide to the future. Model your own scenarios in the property growth calculator.
Rents, yields and vacancy in Cairns
Cairns rents have risen about 8% a year for houses and 9% a year for units over five years. A typical house rents for about $659 a week and a unit about $520. A house at Opteon's median of $810,000, let at that rent, would return a gross yield of about 4.2%. Units, many in older resort-style buildings, can return more, but strata and insurance costs need careful checking.
| Typical rent a week | Rent growth, 5 years (a year) | |
|---|---|---|
| Houses | $659 | 7.9% |
| Units | $520 | 8.9% |

Gross yield is a first filter, not the whole story. Test the cash flow of a specific property, after interest, rates, insurance, management and maintenance, in the property cash flow calculator.
Investing in Cairns: what drives the market
Cairns is the gateway to the Great Barrier Reef and the Daintree, and tourism is a large part of its economy. That brings energy to the city but also sensitivity: when international and interstate visitors fall away, jobs in hospitality and tourism are affected and the rental market can soften. Investors who look past tourism will find a broader base too.
Cairns is the main service centre for Far North Queensland, Cape York and the Torres Strait. Cairns Hospital, the James Cook University campus, government services, the international airport and the port provide employment that is less tied to visitor numbers. Health workers, students, government staff and FIFO workers based in the city all add to rental demand.
Housing ranges from highset timber homes and lowset brick houses in established suburbs, to newer estates in the southern growth corridor, to a large stock of apartments in the city and northern beaches. Many of those apartments are holiday or resort units operating in letting pools, which behave very differently from standard residential property. We assess location, property type, insurance and long-term rental demand before price. Within those categories, established homes close to the hospital, schools and the city tend to attract long-term tenants, while outer estates compete with new supply. We weigh each property against comparable sales and rents in its own pocket.
What to check before you buy in Cairns
Tourism sensitivity
We look at how much of a suburb's rental demand depends on tourism jobs, and favour areas close to health, education and government employment.
Resort and holiday units
Units in letting pools or on short-stay management rights can be harder to finance and sell, so we check zoning, lender policy and the management agreement.
Cyclone and flood risk
We check council flood mapping, building standards and insurance premiums, which can be significantly higher than in southern cities.
Strata costs
For apartments we review body corporate levies, insurance and sinking fund records, as tropical buildings need regular maintenance.
Growth corridor supply
New estates in the south add housing stock, so we weigh competing supply against the scarcity of established homes near jobs.
What to watch in Cairns in 2026 and 2027
- Tourism. Cairns is more exposed to tourism than most cities. International arrivals, airline capacity and the health of the reef flow through to local jobs.
- Insurance. Cyclone and flood risk keep insurance costs high in northern Queensland. Get quotes before you buy.
- Southern growth corridor. New land around Gordonvale and the planned Mount Peter area is the main source of future supply.
- The 2027 tax changes. From 1 July 2027, net rental losses on established homes bought after 7:30pm AEST on 12 May 2026 can no longer reduce tax on your salary; new builds keep negative gearing. The 50% capital gains discount is also being replaced by indexation for gains after that date. Read what the negative gearing reform means.
Buying costs for investors in Queensland
Stamp duty is the biggest upfront cost after your deposit. At 2026-27 general rates, transfer duty on an investment property in Queensland is:
| Purchase price | Stamp duty |
|---|---|
| $600,000 | $20,025 |
| $800,000 | $29,025 |
| $1,000,000 | $38,025 |
Add legal and conveyancing fees, building and pest inspections, loan costs and lenders mortgage insurance if you borrow more than 80%. Land tax may apply each year depending on the land value you hold in Queensland. Estimate them in the QLD stamp duty calculator, the purchase cost calculator and the land tax calculator.
Is Cairns a good place to invest in 2026?
Cairns combines tight rentals, limited new supply and solid yields with a tourism-led economy that has recovered strongly. The trade-off is risk: tourism makes the economy more cyclical, insurance costs are high, and resort-style units can be hard to finance and resell. It suits investors who choose houses or well-maintained units in established suburbs and check cyclone, flood and strata costs.
Cairns may suit you if
- You want solid yields in a regional city with limited new supply.
- You're buying a house or a well-maintained unit in an established suburb.
- You'll check cyclone rating, flood mapping and insurance before you buy.
Think carefully if
- The unit is in a resort or holiday-letting building.
- Strata levies and insurance haven't been checked.
- You might need to sell during a tourism downturn.

Do you recommend accountants, brokers, property managers, lawyers, and tax agents?
Yes, we have recommendations for all of those partners. As part of our service, we find the right team for you, and your property depending on the location of the investment. We handle the admin so that this is seamless for you.
What happens if I don't like the property that you present?
Typically, this does not happen since we spend so much time at the start of the journey developing a plan and understanding your needs and how they will fit into your property portfolio. When we create a Strategic Brief, we are extremely clear about the results and do not deliver any properties that do not fit that brief. We typically look at 60 properties before we present the ONE to you. So you can be sure, we are sure.
